The pre-construction phase begins with building your house on paper. From owning a lot to preliminary drawings to permits and the contract.

Your Lot

This is an important first step. Even if you have a design in mind, the topography and orientation of your lot impacts construction in many ways. How to best capture views, create privacy, accommodate landscaping, manage water runoff are only a few of the questions that need to be answered at this phase.


The goal of this phase is to come up with preliminary architectural drawings. We are glad to  work with you and your architect through these initial meetings. This is the time to bring your ideas on how you live (function), along with pictures from magazines or design books that will help sculpt the personality of your home (form). The architect/design team will then create preliminary drawings for your approval.


Once preliminary drawings are received mainelifehomes will work on a preliminary estimate as to what the cost will be to build your home. This estimate is based on the cost of similar completed projects. This is where we determine whether the design meets your budget. If need be, we can suggest money-saving value engineering ideas to help reduce the per square foot cost of your home. These savings are typically found in material substitutions and level of framing and finish detail.

Final Drawings

Preliminary drawings and estimate are approved. Architect produces construction drawings for permitting.


“Specs” or specifications are details not covered in the architect drawings that deal with items like kitchen cabinets, appliances, electrical and plumbing fixtures, carpeting, hard surfaces, window and door trim, driveway etc. We will help you shop for these items as well as meet with you and the subcontractors to decide on each of these elements of the project.


You will need to spend a minimum of two days shopping for the elements you can see and touch, such as appliances, cabinets, carpeting, hard surfaces and electrical and plumbing fixtures. We can introduce you to qualified kitchen designers as well as provide in house design services to guide you through the selection process. This is where the pictures from magazines, books etc. come in to play and your personal tastes are weaved into the fabric of the home design.


With the working drawings, mainelifehomes will apply for the Town building permit, work with your financial institution, and submit your plans to any homeowners association architectural review committee, if necessary.


All the relevant pieces generated during the preconstruction phase are incorporated into the contract, formalizing the agreement between you and mainelifehomes.

Post Construction

The post-construction phase begins when the house is complete and before you move in. This phase is where mainelifehomes truly earns its reputation. We want your applause and your overwhelming satisfaction. Our hope is that you would become a raving fan.


In the “walk-through” we carefully examine your home with you. We will orient you to the house, educate you about maintenance expectations, and provide you with an operations book that includes a list of subcontractors, suppliers, and manufacturers’ product information. mainelifehomes will reduce any noted repair requests to a “punchlist” which can be completed prior to move in.
